CAMBRIDGE, MA
The Cambridge Planning Board voted unanimously this week to support a City Council zoning petition tightening short-term rental rules though members flagged reservations about its strictest provision. As reported, the petition would impose a 90-day annual cap and create a new "autonomous unit" category for whole-home rentals reserved for Cambridge residents.

The stakes are significant since only 216 of roughly 716 short-term rentals citywide are registered. Critics argued the cap punishes legal operators while unregistered listings go unchecked. The proposal now heads back to the City Council for a final decision.
TREMONT, ME
Officials in Tremont are weighing how to regulate short-term rentals before state law LD 2173 takes effect on July 1, 2027. The measure will boost allowable residential density and could let single-acre lots hold three or four dwellings instead of one. It was reported that roughly 329 of the town's 1,200 homes already operate as rentals.
Select Board Chair Jamie Thurlow warned against investors buying up large parcels while stressing support for locals who rely on rental income. The town has launched a community survey as its first step toward crafting policy.

A September 30 moratorium deadline is driving urgency in Buena Vista as trustees work to finalize new short-term rental rules. During a July 28, 2026 work session, the board directed staff to draft several zoning-based cap options that would restrict STRs most tightly in R-1 neighborhoods while keeping the Highway Commercial District closed to licenses entirely.

Existing license holders would keep renewing if they meet requirements and rental numbers would decline through attrition rather than revocation, while primary-residence hosts stay exempt from the caps. Trustees review the updated ordinance August 11 and could adopt a final version August 25.

Since state law prevents Florida counties from banning short-term rentals outright, a registry offers a workable middle ground. Officials are studying Pinellas County's Certificate of Use program which ties registration to safety inspections and quiet-hour compliance as they shape rules that can survive Tallahassee's preemption limits.
BETHLEHEM, PA
On August 4, city council members in Bethlehem approved clarifications to the city's short-term rental rules that confine Airbnb-style listings to zones where hotels are already permitted. The amendments effectively shut short-term rentals out of residential districts that prohibit hotel use.

The updated zoning language now classifies any establishment offering stays under 30 days to transient guests as a hotel and removes hotel rooms from the definition of dwelling units. Council also defined transient guests as occupants paying for stays of fewer than 30 consecutive days and eliminated the five-day minimum rental period for boarding house rooms.
WOODSTOCK, NY

Tenant protections could soon expand deeper into the Hudson Valley as Woodstock reportedly explores New York's Good Cause Eviction law. Landlords would need good cause to evict or refuse renewals while rent hikes above 10 percent or 5% plus inflation could face legal challenge.
Short-term rental hosts should watch closely since good cause rules apply only to long-term tenancies. That gap often nudges owners toward Airbnb style conversions yet Woodstock's STR permit cap and annual night limits mean the town is squeezing speculation from both directions.
OSCEOLA COUNTY, FL
For the second time in roughly a month, an Osceola County vacation rental has been left damaged by an alleged illegal party. It has been reported that homeowner Brooke Dunwoody found her yard torn up by vehicles doing doughnuts plus broken furniture and spilled alcohol after the August 2026 weekend incident.
The earlier party on July 4 was advertised on social media and resulted in the alleged host being charged with hosting an open house party. With deputies tying the surge in illegal rental parties to violent crime, Dunwoody is installing security cameras and hopes criminal charges will finally deter offenders.
HARTFORD, CT
City officials in Connecticut's capital have turned down a request to operate 25 short-term rental units at Bushnell on the Park. The downtown condo building at 100 Wells Street faces the historic Bushnell Park and its owner hoped to market the units for nightly and weekly stays.
This August 2026 decision adds Hartford to a growing list of Connecticut municipalities pushing back on large-scale rental conversions. For investors, the ruling underscores that approval for Airbnb-style projects in downtown condo towers is far from guaranteed.
