CLARK COUNTY, NV
The lottery that has kept new short-term rental applicants out since 2023 is ending after county commissioners approved an ordinance to speed up licensing which sets a 45-day review timeframe and lets owners who were fined by the county still qualify for a license and a path to legal operation. The changes take effect in two weeks with applications accepted in December and processing set to begin in January 2027.

Of the 830 complete applications filed three years ago, 242 have been approved and 47 remain pending according to an update a deputy district attorney gave commissioners.
ERIE, CO
Early returns on election night showed votes for and against Ballot Issue 3E, a new lodging tax that would apply to guests at short-term rentals, defined as stays of 30 days or less, and at any future hotels in town. Staff have estimated the tax would raise about $150,000 a year at a 3.5% rate while results from the November 3 vote remain unofficial.

Voters were rejecting a separate 0.501% sales and use tax increase, Ballot Issue 3F, which would fund an expansion of the community center.
HOCKING COUNTY, OH
County commissioners are holding public input sessions on proposed short-term rental ordinances, with meetings on November 3 and November 4 following earlier sessions where owners raised concerns before any decisions are made. The draft rules include an annual permit fee of $50 and a third-party initial inspection by the Southeast Ohio Building Department at a cost to be confirmed.

Official county draft outlining proposed STR regulations including a $50 annual permit fee, third-party inspections, operating standards, and enforcement requirements.
Owners argued the added fees could push small local operators to sell to large corporations and outside investors while a local rental company co-owner also criticized vague operating requirements, consequences and procedures in the drafts.
ROCKPORT, ME
Voters rejected a proposed Rental Housing Unit Ordinance on November 3 that would have required every rental unit in town to register each year and pass a life safety inspection in its first year, covering smoke and carbon monoxide detectors, water, heating, wastewater and exits with a $100 fee for that initial inspection. The vote tally on that measure 'Article 3' is to be confirmed.

Article 2, a separate set of land use amendments that would have raised building heights in all zones from 34 to 42 feet and added lighting limits, failed 1,130 to 1,064.
OPELIKA, AL
A rental licensing ordinance that would have charged short-term rental owners an annual license tax of 1% of gross rental receipts with a $100 minimum failed on a 3-2 vote at its second reading before City Council on November 3. Council members from Wards 2, 3 and 5 voted against it so the rules will not take effect on February 1, 2027 as planned.

Short-term rentals, defined as stays under 30 consecutive days, would also have needed monthly income and lodging tax reports and fire, housing and building code compliance while residents asked for separate treatment of occasional homeowner rentals.
IRONDEQUOIT, NY
Police broke up large crowds at three locations on October 31, prompting the town to crack down on short-term rental violations by suspending the permit of a licensed rental where officers called in a transit bus to help disperse partygoers. The town plans a new vote on that permit and it also denied a pending application for a home where police broke up crowds twice.

The supervisor said owners may earn rental income as long as they follow the town code which gained stricter short-term rental rules in September 2025 and that violators will be held accountable.
JAMESTOWN, RI
Thirteen short-term rental licenses were approved by the Town Council on its consent agenda on November 2, passing by voice vote with other routine items. Staff clarified during the meeting that the town has 138 short-term rentals for 2027 rather than the 217 some residents had worried about, and a map of the rentals has now been posted on the town website.

The approvals came at a meeting that also included a zoning change for a fire substation and farewells from council members whose terms are ending.
ORANGE BEACH, AL
Local rental managers planned to ask City Council to adopt ordinances requiring a guest ID, a signed rental agreement and emergency contact information for every short-term rental in the city no matter the booking platform at the council's November 3 meeting.

The request responds to Airbnb host and checkout policies taking effect November 20 which the managers say will bar hosts from requiring those items. Managers argue that without a signed agreement local police will not evict a guest while missing IDs leave owners unprotected against fraud, theft and damage.

SOUTHOLD, NY
Permits for stays shorter than 30 days would be limited to 119 properties under a proposed lottery, capping them at 1% of single-family homes in each hamlet, compared with 640 active vacation rental listings in October. The system could begin in January 2028 although the town has not formally adopted it.

The town has banned stays shorter than 14 nights since 2015 but has struggled to enforce that rule so the proposal would also strengthen enforcement in a market where average summer nightly rates climbed from $463 in 2019 to $764 in 2026.

Sounds like a bad deal. Who in today's economy is going on vacation for 180 days. The jump from 30-90 was a misguided solution to begin with. Pretty soon short term rentals are going to need to be a one year leases minimum. 🤦♂️
